I am writing in order to update you on the progress
of construction at the Avon Commons Shopping Center.
Since our last update in late August, we have had better
weather conditions for the completion of the site work
and have substantially commenced construction on many
of the buildings on site. Over the last several weeks,
the following work has been completed:
- All of the on-site utility work to be constructed by First
Interstate has been completed. This includes the sanitary,
storm and all water lines.
- The public utilities providing services to the site,
including electrical, phone and gas, are completing their
last leg of work along the western end of the property
and should be completed by the end of next week.
- Rough grading operations on the site have been completed
in all areas with the minor exception of the area around
the temporary staging area and offices in the middle of
the site.
- The fine grading installation of stone base
has been completed in the main Target parking lot as well
as the parking lots in front of Kohl's, Linens n Things,
Old Navy, Michael's and Marshall's.
- The stone has been
placed in the parking area in and around the Home Depot
pad and is in the process of being fine graded.
- Curbing work has been completed around the Target building
and in front of the wing containing Kohl's, Linens n
Things, Old Navy, Michael's and Marshall's and in the
parking lot in front of Home Depot.
- Asphalt paving has commenced in front of the Target store
and in front of Marshall's, Michael's and Old Navy.
- We have completed the construction of the retaining walls
along Detroit Road and have commenced landscaping in
that area.
- The Middleton road pavement is 90% complete.
- The road widening project has progressed to the point
where all roadways are currently widened and new curbs have
been installed. We are currently working on the last set
of aprons and sidewalks along Detroit Road.
Notwithstanding the delays we experienced due to less
than favorable weather conditions in early summer, we
feel confident that we will meet all of the commitments
made to the City and to our individuals tenants pursuant
to the requirements of their leases.
Over the next 30-45 days, we anticipate that the roadway
work will be substantially complete with the exception of
the mast arm signals at Route 83 and Detroit, which are
expected in November.
We also expect that paving in and
around all of the buildings currently under construction,
as well as in and around Home Depot and Heinen's will
progress substantially leaving only minor areas to be
completed in November. Landscaping will continue as areas
become available for their work.
